Tips
for Sellers
If
you are thinking of selling your home I'm sure you've asked yourself
"how should I start?"
We want to help you get top dollar for your home, and in the shortest
amount of time!
Here's some basic tips that should head you in the right direction:
Curb
Appeal
Many
potential Buyers 'drive by' a home before setting up an appointment.
Be sure the exterior of your home says
'WELCOME!'
Trim overgrown shrubs, cut & edge yard, fix that fence, and put
a pot of colorful flowers near the door.
Don't forget to clean the windows, screens, and exterior brick/siding
to put your home's best foot forward.
Clean
the House!
Company's
coming! This is the time to do the major cleaning of windows, walls,
furniture and carpets.
Hire professional help if needed, but this step is an absolute must
for ALL homes!
De-Clutter!
Go
through your home and box up out of season items and anything else
that detracts from a potential Buyer
seeing your homes great features. Remember, they must be able to
visualize their belongings in this space, so this is a
time when less furniture/books/toys/pictures, etc. is best. Don't
forget the Laundry room and the Garage and closets.
Potential Buyers will be looking in these areas at each showing
of your home.
Reduce
Odors
Many
potential Buyers are allergic to tobacco smoke, or pets.
A professional carpet cleaning company can help you eliminate these
smells in your home.
Perform
all Minor Repairs
A
home that obviously needs some repairs is considered a "fixer
upper", not a beauty that Buyers will pay top dollar to purchase.
Update
as Needed
Small
things will give your home a big boost. Replace outdated light fixtures,
put new hardware on cabinets,
and freshen up the bathrooms with new shower curtains, rugs and
towels.
Let
in Light
Heavy
drapes and closed blinds make any home seem dark and uninviting.
Trade the heavy drapes for some that are light & airy and keep the
blinds open.
Turn on all lamps and accent lighting to show off every corner of
your home.
Paint
Painting
your home before you put it on the market is one of the cheapest
ways to get the highest possible price for your property.
Paint in neutral colors, not just beige, but warm tans, soft blues
and greens make all rooms seem larger.
